What does foundation repair cost nationally in 2026?
- Average repair: about $5,200 (This Old House puts it at $5,179)
- Typical range: about $2,200 to $8,100
- Full foundation replacement: $20,000 to $100,000, according to NerdWallet
Full replacement is rare. Most repairs in Texas support and adjust the part of the house that moved, which is why most bills land in the typical range.
Why do foundation repair quotes in Tyler vary so much?
The number of supports. A slab repair is usually priced by how many piers or pilings go in. Supporting one corner and supporting the whole perimeter plus the interior are very different jobs, and two contractors can honestly disagree about how much of the house needs it.
Slab or pier and beam. Shimming a few piers under an older Tyler home can cost far less than underpinning a slab. Replacing rotted beams and sills pushes pier and beam jobs up. See slab repair and pier and beam repair.
Interior work. Supports under the middle of a slab mean breaking through flooring, then patching it. Some bids include that and some don't.
Engineering. An engineer's evaluation, repair design, and final letter add cost. They also make the repair easier to explain to a buyer or lender.
Plumbing. If a test finds a leak under the slab, a licensed plumber fixes it, often before the foundation work. That's a separate bill.
Drainage. Gutters, grading, or a French drain may be part of the plan. See foundation drainage.
What should a Tyler foundation repair estimate include?
Ask for these in writing so bids can be compared line by line:
- A drawing showing where each support goes and which areas aren't supported
- The support type and how deep it goes, or how depth is decided
- Elevation readings before the work, and a commitment to readings after
- Plumbing testing, which the Texas Section of the American Society of Civil Engineers' repair guidelines recommend when a repair includes lifting
- What's restored: flooring, landscaping, concrete, and wall cracks
- The warranty: what it covers, how long, and whether it transfers to a buyer
- Permits, if the City of Tyler or another city requires one for your job
How can you keep the cost down?
- Fix drainage early. Longer downspouts and better grading cost little and can slow or stop movement before piers are needed.
- Water evenly in drought. Clay that doesn't dry out and shrink doesn't drop the slab edge. See watering your foundation.
- Get two or three bids, and an engineer's opinion if they disagree a lot.
- Don't wait for it to spread. A repair on one side is cheaper than one around the whole house.
Is a cheaper bid a red flag?
Not by itself. It may support less of the house, skip engineering, or leave out restoration. Compare what's included, not just the total. Texas has no state license for foundation repair contractors, so ask how long the company has worked in East Texas, ask for references from jobs a few years old, and read the warranty.
